SPACE COAST AC QUESTIONS

Common AC questions from Space Coast homeowners

Quick facts: OBC Air & Heat, LLC (an OBC Built company) is a licensed and insured residential HVAC company focused on AC repair and replacement for homes on the Space Coast, Brevard County, Florida. Prices are not published online; written quotes follow a home review. Call (321) 405-1806, book service or request a written quote.

Why is my AC running but not cooling?

Check that the thermostat is set to Cool and below room temperature, the filter is not clogged, supply vents and returns are open, and the outdoor unit is running and clear of debris. If it still is not cooling, turn the system off and book a technician. Refrigerant and electrical problems are technician-only work.

Why is my AC freezing up, with ice on the lines?

Ice often points to an airflow or refrigerant problem. Turn the system to Off (you can leave the fan On to help it thaw), check the filter, and book a technician. Do not chip at the ice or add refrigerant.

Why is water leaking from my air handler?

A clogged condensate drain is a common cause. Turn the system off, keep water away from anything electrical, and book service. Do not open the equipment cabinet.

How often should I check my AC filter in Florida?

Florida systems run most of the year, so check the filter monthly and replace it as the filter label directs, or sooner if it looks dirty.

Repair or replace: how do I decide?

It depends on the system's condition, repair history, comfort concerns and the home. OBC Air & Heat reviews the home first and then provides a written quote, so you can compare options.

How much does AC replacement cost on the Space Coast?

It depends on home size, system type, efficiency, ductwork and installation conditions, so OBC Air & Heat does not publish prices online. Request a written quote and the team will review your home first.

Do you service mobile and manufactured home AC?

Yes. OBC Air & Heat serves residential homes, including single-family homes, condos, and mobile or manufactured homes, plus mini-split systems.

Do condo AC replacements need HOA approval?

Some condo and community associations have rules about equipment, placement or contractor access. Check your association's requirements and share them with OBC Air & Heat when you request a quote.

What should I do with my AC before and after a hurricane or power outage?

Before a storm, follow official county guidance and clear loose items near the outdoor unit. After power returns, check that the outdoor unit is not flooded or damaged before running it. If it was underwater or you see damage, keep it off and book a technician.

Do you do commercial work?

No. OBC Air & Heat is residential only: AC repair and replacement, maintenance, heat pumps, mini-splits, ductwork, thermostats and indoor air quality for homes.

Which Brevard cities do you serve?

OBC Air & Heat serves homeowners across the Space Coast in Brevard County, Florida, including Melbourne, Palm Bay, Viera, Rockledge, Cocoa, Cocoa Beach, Satellite Beach, Indialantic, Merritt Island, Titusville, West Melbourne, Cape Canaveral and Sebastian.

Is OBC Air & Heat licensed and insured?

Yes. OBC Air & Heat, LLC (an OBC Built company) is licensed and insured.

What is Mikey, and is it a real technician?

Mikey is OBC Air & Heat's free AC AI Tech. He shares general, homeowner-safe checks, not a diagnosis, and hands you off to a person on our team by phone or service request. He never gives refrigerant, wiring or electrical-panel steps.
